Premier Pan European Property

Elite Rated by FundCalibre

This fund does not invest in ‘bricks and mortar’, but in the shares of property companies and property investment trusts. It gives access to the UK and Europe’s strongest markets, providing good diversification for investors.

Company Description

Premier Asset Management is an investment company based in Guildford. It has grown rapidly over the past decade through the acquisition of funds and managers from other companies and now runs a wide variety of products. Using active management, its fund managers are given the freedom to implement their own philosophy on funds.

The key theme of this fund is investing in true active real estate management, targeting proactive, hands-on real estate managers.

Alex Ross - Fund Manager

The Investment Process

The fund’s universe is the approximately 150 property stocks listed in the UK and Europe, spread across diverse real estate sub-sectors. The investment selection and portfolio construction is based on individual stock fundamentals rather than benchmark index weighting. Over the past 15 years, Alex has developed his own screening tools tailored specifically to this sector, with both a quantiative and qualitative aspect.

Risk

Because the fund is totally unconstrained by any benchmark, there are no controls on sector or stock weights. When the chips are down, it is still an equity fund with the associated risks, although its performance should also reflect the trends in Europe’s property markets.

Our Opinion

Despite a relatively small number of companies, the property shares sector is more nuanced than it may seem at first sight, so Alex’s passion and knowledge is a real asset to this fund. The fact that he has developed his own process over many years means his approach would be hard for other funds to replicate. The fund also has an attractive yield.
